Dubai Real Estate Office – Booths as a Flexible Meeting Space Solution
Project Background & Existing Office Issues
This project serves a real estate company located in a 3-story office building in Dubai, with each floor covering around 1,200 square meters. The office combines regular workstations and real estate showrooms, and receives a high volume of daily client visitors. The company has about 75 staff members, who frequently make phone calls, conduct remote property viewings, receive clients, and hold on-site negotiations.
As business grew, the original reception areas and meeting rooms were always fully occupied. Late-arriving clients had to wait in the public reception zone. Meanwhile, over 70 employees are conducting sales calls, group discussions, and client communications in the same open space, resulting in consistently high noise levels throughout the office and reception areas.
Original Client Problems & Abandoned Plans
When the office was first built, it was equipped with 4 large meeting rooms and 2 reception areas. However, these facilities gradually became insufficient as the business expanded. The client once planned to renovate and add more meeting rooms, but abandoned the plan because on-site work would generate heavy dust and noise, which would seriously disrupt daily client visits.
They also refused to rent additional floors for expansion, as it would significantly increase operating costs and reduce the convenience of face-to-face client communication. The client needed an alternative solution to ease meeting room shortages without disrupting normal office operations.
Why Modular Booths Instead of Fixed Construction
After evaluating different solutions, the client decided to adopt modular booth systems rather than a traditional fixed-partition renovation. Unlike on-site construction, our booths are fully prefabricated in a factory and only require simple on-site assembly. Installation can be arranged on weekends or at night, minimizing disruption to daytime office work and client reception services.
To verify actual performance, the client traveled from Dubai to China to personally inspect our installation process and the resulting sound insulation. After the on-site inspection, they officially confirmed booths as the ideal supplementary solution for meeting rooms and reception areas.
Custom Project Configurations & Layout
Based on the client’s floor plan, we designed a layout that shortens staff walking distance, makes full use of corners and corridors, and avoids damage to existing building walls. The final mixed configuration includes 7 single-person booths, 4 four-person booths, and 3 six-person booths, covering private calls, small team discussions, and formal client negotiations.
Considering the Middle Eastern usage environment, we customized the booth colors to match the office interior style and installed waterless ceiling air-conditioning units. We adopted general descriptions of occupancy sensors and automatic air-refresh systems, without specifying fixed operating durations. Thanks to color customization and air-conditioning configuration, the project lead time is around one month after receipt of the deposit.
On-Site Constraints & Logistics Solutions
The entire project is installed on the 7th floor of the office building, so transportation routes had to be confirmed before shipment. The client provided detailed internal dimensions of the elevators and corridors, based on which we adjusted our packaging scheme.
All panels, ceiling boards, and base panels are packed separately, each marked with its corresponding installation location number. This ensures smooth delivery through elevators to the target floor and greatly improves on-site installation efficiency. We completed a full confirmation of transportation conditions, elevator specifications, and installation routes before formal packaging and production, rather than making arbitrary assumptions about on-site conditions.
Project Delivery & After-Sales Support
Before shipment, we completed a full trial assembly in accordance with standard procedures and recorded a detailed installation video, with a particular focus on the continuous sealing of door frame gaskets at the corner connections.
We also provided a complete set of spare parts for future maintenance, including casters, door handles, hinges, LED strips, and transformers. Fans are not included in the spare parts, as this project uses waterless air-conditioning systems. Multi-angle photos of the main products and accessories were archived prior to packaging to verify client quantities.
At present, the project has been fully delivered and has entered the on-site installation stage.
